Roof
Inspections

Roofing inspections are essential for the longevity and integrity of your home. Over time, wear from weather, seasonal changes, and aging materials can weaken your roof, leading to potential damage or costly repairs if unaddressed. Regular inspections allow us to catch minor issues early and provide peace of mind. Key times for inspection include after major storms, before winter, or when your roof nears a decade in age.

When
To Inspect

After a Storm

High winds, hail, and heavy rain can cause unseen damage.

Before Winter

Preparing your roof before cold weather ensures it’s ready to handle snow and ice.

After 10 Years

Roofs naturally age; an inspection at the 10-year mark can reveal necessary maintenance.

Visible Damage

Missing shingles, sagging, or water stains are signs it’s time for a checkup.

Mold or Mildew
Dark spots, mold, or mildew on the roof or ceiling can indicate moisture is seeping in, potentially leading to structural damage.
Damaged Shingles
Shingles that are cracked, curled, or completely missing expose your roof to leaks and reduce its overall effectiveness.
Granule Loss
Excessive granules in gutters or downspouts signal that shingles are deteriorating and may need replacement.
Water Stains
Yellowish stains indoors can suggest water is leaking through the roof, often from damaged flashing or worn-out shingles.
Sagging Roofline
A roof that appears to dip or sag may have structural damage, indicating a possible issue with the decking or underlying support.
Shingle Discoloration
Uneven or patchy color on shingles could be a sign of algae, moisture issues, or aging materials.
Increased Energy Bills
Energy bills high? It may be due to inadequate insulation or roof ventilation, causing heat to escape or enter your home.
Damaged Flashing
Flashing around chimneys, vents, and skylights can crack or lift over time, creating gaps where water can enter.

Replacement vs Repair

Knowing when to repair or replace your roof depends on the extent and type of damage. Minor issues, like a few missing shingles or small leaks, can often be addressed with targeted repairs. However, if your roof has widespread damage, significant age, or recurring issues, a full replacement may be the more cost-effective choice in the long run. To help you make an informed decision, Roofing Army offers a free, comprehensive Recon Report—an in-depth assessment of your roof’s current condition. This report can be invaluable as a reference for home buyers or any other contractors you wish to consult, providing detailed insights to ensure you understand all your options.

Frequent Questions

Our Roof Inspection FAQs answer key questions for  homeowners, covering inspection duration, what we check, the cost, and and more. Roofing Army ensures you’re informed and your roof stays in top condition year-round.

How much is a roof inspection?

While some companies charge for detailed roof inspections, Roofing Army provides free roof inspections so we can help you identify if you need a new roof or just roof repairs. From there, we go over options and create a mission plan that works for you and your budget.

How long does a roof inspection take?

A roof inspection will take about an hour as we don't like to rush through the process but we don't like to drag them out either. Rushing an inspection could lead to missed issues and we like to ensure that every problem is identified so the correct course of action is taken.

Do I have to be home?

We highly recommend and prefer that you are home during your roof inspection for a few reasons. 1) We like to take a look into your attic to identify any insultation/ventilation problems, as well as rotted deck boards. 2) Your roof is important and we think that making such a big decision should involve meeting the person responsible for the job. 3) A detailed report is created for your roof and we like going over it in-depth so you're making an educated decision.

Does a roofing inspector need attic access?

We want to make sure there's attic access because attics could identity issues with your roof that are not noticeable from the outside. Things such as stained deck boards, insulation that's not evenly spread, mold, mildew and other symptoms can help us identity a faulty roof.

Do you provide a quote on the spot?

Yes, after our roof inspector has thoroughly checked your roof out, he or she will put together three options for three different budgets.

What does a roof inspection include?

A roof inspection will include three detailed quotes, a Recon Report detailing a score of your current roof, pictures and/or videos of obvious damage or signs of wear, warranty information, financing options and product information.

Do you provide a detailed report?

Yes, we provide you a "Recon Report" which is a detailed report card for your roof that involves a scoring system to give each aspect of your roof a passing or failing grade. This will give you a good idea of the problems at hand, if any.
